As the Film Studio Facilities Director at “The Chosen Studios”, you will play a pivotal role as the face of our studio, setting the first impression for all future clients. Your responsibilities encompass a broad spectrum of skills, including strong communication and interpersonal skills, computer literacy, organizational prowess, problem-solving, abstract thinking, logistics, and effective management.

This role reports to our studio partners, Out of Order Studios, and our Head of Operations at The Chosen, Inc. and will be required to be based in Midlothian, Texas, or DFW area. This role will be expected to be on the film campus daily.

Responsibilities:

Communication:

  • Act as the primary point of contact for clients, partners, internal teams and vendors, addressing their needs and ensuring a positive experience with any and all interactions with the film campus.
  • Provide information and guidance to productions, serving as an information source for various partners, including parties on both the OOO Studios side and The Chosen Inc. side, and Camp Hoblitzelle.
  • Maintain open lines of communication with governing bodies, neighboring businesses, and HOAs.

Management:

  • Oversee staffing for landscaping, maintenance, administrative, security, and janitorial vendors.
  • Develop and maintain a schedule for staff and maintenance needs, accommodating both “In-Production” and “Off-Season” periods.

Asset Management:

  • Establish and maintain a database of capital assets.
  • Manage a tracking system for incidental maintenance and replacement of equipment.
  • Create a preventative maintenance schedule for studio and facilities equipment.

Expenses:

  • Manage budgets for consumables, construction materials, janitorial supplies, office supplies, office expenses (electronics, computer hardware), utilities, warranties, vendors, and project bids.
  • Negotiate contracts for cost-effective services and supplies.

Legal and Safety:

  • Ensure compliance with city and county codes and regulations, including considerations for pyrotechnics, flight paths, code enforcement, and zoning.
  • Manage risk through safety certifications, inspections, and overseeing contractors.
  • Work with local fire marshall on campus protocol and inspections

Operations and Emergency Response:

  • Oversee day-to-day operations and respond to emergencies promptly.
  • Manage risk related to asset rental, exposure, and liability.

Production Coordination:

  • Anticipate and address the unique needs of film productions, providing solutions for logistical challenges.
  • Coordinate with productions to make facility schedule adjustments to accommodate film shoots.
  • Provide vendor lists and identify missing assets/resources that productions may require.
  • Manage and maintain sound stages to be equipped and prepared for production shoots at any moment, allowing accommodation for spontaneous production schedule changes.

Health and Safety:

  • Collaborate with Camp Hoblitzelle on health and safety protocols
  • Handle facilities maintenance requests and tickets promptly, ensuring a safe and efficient environment.

Long-Term Planning:

  • Anticipate future growth and plan for the studio’s long-term development.
  • Implement systems and processes for streamlined facility management.

Qualifications:

  • Preferred 5 years of proven experience in facilities management in a film/ studio environment.
  • Strong communication and negotiation skills.
  • Excellent organizational and problem-solving abilities.
  • Familiarity with computer systems and databases including asset management systems
  • Basic OSHA knowledge
  • Background in construction is a plus

Essential Knowledge, Skills, and Abilities:

  • In-depth understanding of the unique needs and expectations of a film/ studio production environment.
  • Ability to directly handle small maintenance issues that may arise on set if needed
  • Knowledge of film production processes, departments, and workflows.
  • Ability to anticipate and address logistical challenges associated with film productions.
  • Proven experience in coordinating multiple parties and adapting facility schedules for film shoots.
  • Strong analytical and abstract thinking skills to anticipate problems and provide effective solutions.
  • Ability to implement systems that facilitate quick and efficient problem resolution.
  • Experience in negotiating contracts for cost-effective services and supplies.
  • Familiarity with building and maintaining relationships with vendors and service providers.
  • Thorough understanding of city and county codes, regulations, and safety standards.
  • High-level knowledge of legal aspects related to film production, including permits and liability issues, working in partnership with the in-house legal department.
  • Ability to respond effectively to emergencies and implement risk management strategies.
  • Excellent relationship-building skills to serve as the face of the studio.
  • Ability to communicate complex information to diverse stakeholders, including clients, staff, and governing bodies.
  • Strong financial management skills, including budgeting and expense tracking.
  • Experience in managing general and administrative expenses (G&A) effectively.
  • High level of computer literacy, including familiarity with databases and relevant software.
  • Proven leadership skills in managing diverse teams
  • Ability to create and maintain a positive and efficient work environment.
  • Strategic thinking and long-term planning skills to anticipate and accommodate the studio’s growth.
  • Ability to implement sustainable and scalable facility management practices.
  • Ability to build and nurture relationships with key stakeholders in the film industry.
