*Job Overview*:The Project Manager will be responsible for managing all aspects of apartment construction projects, from planning and budgeting to execution. This position also requires a hands-on approach, requiring strong carpentry skills and construction expertise. The Project Manager will work directly on-site, lead a construction team, collaborate with architects and engineers, and ensure that the project meets quality, safety, and time specifications.*Key Responsibilities*:*Project Management:** *Planning & Coordination*: Develop detailed project plans, timelines, and budgets. Coordinate with subcontractors, and suppliers* *Resource Allocation*: Ensure materials, tools, and labor are available and efficiently allocated.* *Schedule Management*: Monitor project timelines to ensure deadlines are met. Adjust schedules as needed due to delays or unforeseen circumstances.* *Budget Oversight*: Manage project costs to ensure the project stays within budget. Track expenditures and work with the finance team to approve costs.* *Quality Control*: Ensure that construction meets design specifications and regulatory requirements. Conduct inspections to identify and resolve quality issues.*Carpentry & Hands-On Work:** *Carpentry Work*: Perform carpentry tasks as needed, such as framing, drywall, cabinetry, window and door installation, and other structural or finishing tasks.* *Blueprint Interpretation*: Read and interpret blueprints, technical drawings, and specifications to understand the requirements for carpentry work.* *Material Handling*: Source and organize the necessary materials for carpentry, including wood, fasteners, and other construction materials.* *Quality Checks*: Perform routine checks on carpentry work done by team members, ensuring it meets the highest standards of craftsmanship and safety.*Key Skills and Qualifications*:*Construction Knowledge*:* *In-depth Knowledge of Construction Methods*: Familiarity with the full range of construction techniques, including foundation work, framing, electrical, plumbing, and finishing.* *Building Codes & Regulations*: Strong understanding of local building codes, zoning laws, and safety regulations.* *Project Planning and Management*: Proficient in project management techniques, including cost estimation, resource allocation, and scheduling*Carpentry Skills*:* *Advanced Carpentry Skills*: Proficient in both rough and finish carpentry tasks, including framing, trimming, installing windows/doors, and cabinetry.* *Blueprint Reading*: Ability to interpret architectural plans and drawings to execute carpentry work accurately.* *Tool Mastery*: Skilled in the safe and efficient use of carpentry tools, including saws, drills, hammers, and power tools.*Leadership & Team Management*:* *Team Leadership*: Experience in leading a team of construction professionals, including carpenters, laborers, and subcontractors.* *Conflict Resolution*: Ability to handle disputes on-site and resolve issues quickly and effectively.* *Mentorship*: Ability to mentor and train new team members, especially those in the carpentry and construction fields.*Soft Skills*:* *Communication*: Strong verbal and written communication skills, with the ability to communicate with clients, team members, and stakeholders.* *Problem-Solving*: Proactive in identifying problems and finding practical, cost-effective solutions.* *Attention to Detail*: Ensuring high standards of craftsmanship and safety are adhered to in every aspect of the project.*Qualifications*:* *Education*: A high school diploma or equivalent is often required; however, a degree in construction management, civil engineering, or a related field is preferred.* *Certifications*: Certifications like OSHA 30, Project Management Professional (PMP), or specific carpentry trade licenses can be advantageous.* *Experience*: A minimum of 3-5 years of hands-on experience in carpentry and construction management, with at least 3 y
